Boiler services should be carried out every year to make sure that your boiler is running safely and efficiently, as well as prolong the life of your boiler. You should always ensure that the engineer that carries out your annual service is Gas Safe registered. You can check their status on the Gas Safe register website.

An annual boiler service will start with a visual check to ensure that the boiler and pipework are installed correctly. Your boiler engineer will also check that your boiler is operating correctly and identify any obvious problems. Most boiler services should last around half an hour and you should receive a full service report at the end of it, which you will need to sign to say you are happy with it.

Then they will remove the boiler casing to look at its components and check the boiler is working safely and efficiently, then clean the components within the inside of the boiler.

The engineer will check the following:

  • Correct gas pressure and flow
  • Flue and combustion, where a flue gas analyser is used to ensure that the boiler is burning the right mixture of gas and air and that the flue is not blocked
  • All seals are intact.
  • The water and gas pipes are in good condition.
  • All safety devices are working correctly.
  • Electrical connections are clean and in good condition
  • Fans and other key components are working efficiently
  • All electrodes are in a good condition
  • The condensate trap and pipe aren’t blocked

The boiler engineer should let you know if the boiler doesn’t meet the required building and safety legislation and regulations throughout the service, and explain any repairs or maintenance work they need to undertake. A qualified boiler engineer will make sure that any parts used come from a reputable manufacturer.
